Your price depends on your roof. Get an exact written number after a free inspection.
What affects the price
- Size. Roofs are priced by the square, which is 100 square feet of roof.
- Pitch. Steeper roofs take more time and safety equipment.
- Layers. Removing two layers of old shingles costs more than one.
- Decking. Soft or rotted boards need to be replaced before the new roof goes on.
- Complexity. More valleys, hips, dormers and skylights mean more labor and flashing.
- Material. Standing seam metal costs more up front than architectural shingles, but lasts much longer.
How to compare estimates
- Make sure each quote includes a full tear-off, not a layover
- Check that underlayment, flashing, drip edge and vents are listed
- Ask how decking repairs are priced
- Ask about workmanship and manufacturer warranties
- Verify the contractor's license at verify.tn.gov
- Be wary of anyone asking for full payment up front
